1-1/2 Story Homes utilize design characteristics that create a second level in one of two fashions.

The first style refers to a home whereby only 1/3-2/3 of the second floor can be utilized as living space while the balance is either open (vaulted) from the first floor or not tall enough for normal use and therefore lost under the roof structure.

The second style (also known as the “cape cod”) which
incorporates a portion of the roof line as an architectural detail of the second floor rooms.

Usually, the second floor walls of a Cape-Cod style home are between four feet and six feet in height at the point where they meet the roof (angled ceiling). Because the walls are not full-height, the introduction of natural light occurs on gable walls (end-walls) and through the addition of dormers or functioning skylights.
